A digital 3D model containing the basic structural assembly of a building, including openings, fittings and fixtures, with generic materials applied where known / verified. Accurate size, shape, location and orientation of all building elements are modelled.

• General tolerance of 30mm/1”
• Details smaller than to 50mm/2” are not modelled
• Dimensions rounded to the nearest 5mm / ¼”
• Unless known, a datum of 0m / 0ft FFL will be used to establish the ground floor level and to reference the levels above and below

Notes

• Specific thicknesses of floor, wall, ceiling and roof build up layers and structure / reinforcement can't be captured through non-invasive methods. Specific overall thickness will be from finished face to finished face
• A median line from end to end will be used to determine the level of an element (e.g. floor/beam) and modelled as such, where the variation of the element falls within the general 30mm / 1” tolerance
• A detailed / technical floor flatness report consisting of various spot heights across a floor level is not included

Increased level of detail in model geometry is provided. Increased detail on fixtures and fittings, openings and ceiling grids are provided.
